Vendor COI compliance that does not auto-green the endorsement
Compliance is not “we received a certificate.” It is whether that certificate meets the requirements you set for the property the vendor is working.
Requirements live on the building
Org defaults cover most sites. A lender or owner can make one property stricter. If your system cannot override limits and Additional Insured wording per property, you will either over-require everyone or under-require the site that matters.
COI Tracker stores org defaults and property rules. Each vendor is checked against the sites they are assigned to. Status is missing, expired, insufficient limits, missing Additional Insured, needs review, expiring soon, or meets requirements.
The endorsement is the document
Certificate holder is not Additional Insured. A checkbox on the ACORD face is not a waiver or primary and noncontributory. Those live on the endorsement. Software that greens those lines from the face of the form is doing the easy part and skipping the part that gets you in trouble.
We extract. You confirm. Face checkboxes never auto-pass Additional Insured, waiver, or primary and noncontributory.
Show the owner who meets it
When someone asks, you need current PDFs and a list of who meets requirements, is expiring, or is missing. That pack is the point of tracking. The point of daily status is so the pack is not a fire drill.
Questions
- What is vendor COI compliance?
- Comparing each vendor’s certificate of insurance to the limits and endorsements you require for the properties they work — then helping you chase what fails.
- Can requirements differ by property?
- Yes. In COI Tracker, org defaults apply everywhere and a property can override limits and Additional Insured wording.
