Completed operations is CG 20 37, not a face checkbox

The cert looks official. Additional Insured is checked. The job is already done and someone is asking about work that finished last year. A CG 20 10 for ongoing operations is not completed operations. The face of the ACORD will not tell you that.

This is not legal advice. For coverage questions, talk to your counsel or insurer.

Two forms, two times

CG 20 10 is the usual additional-insured form while the vendor is still working. CG 20 37 is the form people mean for completed operations after the work is done. A checkbox that says Additional Insured does not pick the form for you.

Certificate holder is not coverage. If completed operations is on the property requirements, you need the endorsement that actually says so. Green in a spreadsheet usually means “we got a PDF.”

Do not auto-green the face

Software can read a box. That is not the same as reading CG 20 37 off the endorsement. COI Tracker will not auto-pass Additional Insured, waiver, or primary and noncontributory from the face, and it will not treat a checked Additional Insured box as completed operations.

You confirm the endorsement. If the form is the wrong one, or missing, the vendor does not meet requirements. That is the comparison, not a legal opinion.

The pack still has to be honest

When the owner or lender asks, you need current certificates and a list of who meets requirements — including completed operations if you required it. Help you chase the ones that are missing the form. Not a vendor platform. Not a forty-module suite.

Questions

Does a checked Additional Insured box mean we have completed operations?
No. Completed operations is granted by endorsement, often CG 20 37. The face of the certificate does not choose the form.
Is CG 20 10 the same as CG 20 37?
No. CG 20 10 is typically ongoing operations. CG 20 37 is the completed-operations form people ask for after the work is done. You confirm which one you received.
